Abstract
| This study examines the housing aspirations, wage expectations, and future outlook of Generation Z—the “digital natives”—as they enter the labor market in Hungary, within the context of the macroeconomic environment and real estate market cycles. The aim of the research is to uncover the disparity between the labor market expectations of students in higher education and the realities of the domestic housing market, as well as the price levels that have deviated from fundamental values. The methodology is based, on the one hand, on a primary, quantitative questionnaire survey conducted on a sample of 171 respondents, and on the other hand, on a secondary analysis drawing on the databases of the Hungarian Central Statistical Office (KSH), Eurostat, and the OECD. The results highlight that while the respondents’ net wage demands — taking into account their status as career starters and sectoral averages—can be considered fundamentally rational, the current high tax wedge and the drastic levels of the nominal and real wage indices do not provide sufficient coverage to finance independent housing. Among EU countries, Hungary has one of the highest tax wedges and one of the lowest incomes; moreover, over the past 10 years, the housing price index in Hungary has exceeded the EU average by 200%.
